Current Rental Standard: It is currently illegal to start or renew a tenancy for a property with a rating of F or G. You must carry out improvements to reach at least an E unless you have a registered exemption.

10-Year Life Span: A certificate is valid for 10 years. You can reuse it for multiple tenancies or sales within that window.
Triggers for a New EPC: You only need a new one if the old one expires and you are entering a new transaction (selling or a new tenant). However, if you make major upgrades (like new windows, a heat pump, or solar panels), it’s smart to get a new one immediately to boost your property's value
Not every building needs an EPC. These structures might be exempt:
Listed Buildings: If the required energy-saving work (like double glazing) would "unacceptably alter" the building's character.
Temporary Structures: Used for 2 years or less.
Place of Worship: Used specifically for religious activities.
Industrial/Agricultural: Sites with low energy demand (e.g., workshops or barns with no heating).
Detached/Small: Stand-alone buildings with a total floor area of less than 50m²
The local council's Trading Standards department enforces these rules:
Failure to show an EPC: Usually a £200 fine per breach for residential properties.
Renting a sub-standard property: If a landlord rents out an F or G rated property, fines can be as high as £5,000.
Commercial Fines: These are much steeper, often calculated as 12.5% of the building’s rateable value (up to a maximum of £150,000).
