A Typical Assessment 

When I visit a property for an EPC, I always take time to speak with the customer before and after the assessment, relaying any pertinent information and answering any queries that may arise.

During the assessment, I follow a thorough process to gather all necessary information.

First, I examine the building's exterior to determine the construction type and its approximate age. I examine the roof, measure the external wall thickness and check for signs of insulation. I also check for evidence of suspended flooring.

Next, I use a laser measure to record the dimensions and ceiling heights of all habitable spaces. I inspect the loft to measure insulation depth, followed by a check of every window in the property to identify the dimensions and glazing type.

I inspect the wet rooms, noting baths, showers, and ventilation. Kitchen ventilation is also checked, as well as any open or closed fireplaces that may be present. 

Following this, I record the make and model of the boiler and check any cylinders. I note the heating control, such as thermostats, programmers and radiator valves, and count the number of low energy lights bulbs being used.

Finally, I assess whether the electric and gas meters are smart, also noting down their compatibility with renewable energy sources.

Throughout the process, multiple photographs are taken as evidence of the information gathered. I may also ask for documentary evidence if certain elements are indeterminable.

After the visit, I input all collected information, notes and observations into accredited software, which calculates the energy efficiency score and generates the final rating.
